1.0:PENGENALAN
JR SEGARIA ENTERPRISE telah di usahakan oleh
EN.MOHD JAIRI BIN IBBAH kini hampir 6 bulan.Beliau ketika ni telah menjalankan tanaman cili fertigasi dan menjual hasil tani secara kecil-kecilan.Syarikat beliau menjalankan perniagaan dalam bidang PERTANIAN serta TERNAKAN.Selama menjalankan perniagaan ini beliau mendapati hasil jualan dan permintaan agak tinggi dan mengalakan.Beliau mempunyai pengalaman dalam bidang pembekalan ini lebih kurang 1 tahun.
1.1: TUJUAN PENYEDIAAN KERTAS KERJA
Tujuan penyediaan kertas kerja ini adalah untuk Memohon pembiayaan bagi menambah jumlah pokok lada, Root melon,terung,timun dan tomato Dalam POLY BAG dan barang-barang yang di perlukan Dalam sistem fertgasi ( PERTANIAN ) dan juga untuk membeli aset tetap serta Membaik pulih ladang,bagi tujuan memudahkan lagi Proses pembekalan berjalan dengan baik dan sempurna Serta modal pusingan.

1.4: PENGENALAN PROJEK
Projek atau hasil yang kami bekalkan ini terdiri dari beberapa jenis Dan pelbagai tanaman,ini adalah yang sedang dan akan dijalakan Ketika ini dan antaranya:a) Cili api F1 b) Cili api kulai 568 c) Cili api kampung tempatan d) Root melon e) terung f) tembikai(water melon)
1.5: LOKASI TAPAK PROJEK
Tapak untuk memulakan projek ini pihak syarikat segar jitu akan melaksanakan disatu tapak tanah yang akan di sewakan kepada Syarikat saya.
1.6: PROSES OPERASI
Dalam menjalankan operasi atau perniagaan ini,kami akan membeka kan hasil-hasil tani kepada syarikat segar jitu sebanyak 70% dan 30% akan di hantar kepada supplier atau mana-mana syarikat yg memerlu kan khidmat hasil tani kami.

Tuan, Perkara:Surat Perlantikan Pembekal Hasil Tani dan Ternakan.
Adalah dimaklumkan bahawa JR SEGARIA ENTERPRISE (JM 0537305-D) Telah di lantik oleh syarikat kami Abdul Aziz Enterprise dan anak cawang Kami sebagai pembekal hasil tani dan ternakan sejak dari DECEMBER 200 Tujuan perlantikan pembekal ini adalah untuk memastikan pihak syarikat Kami tidak terputus bekalan dari hasil tani.
THE TENANCY AGREEMENT is made this:-

LICENSOR :-
MOHD.NIZAM B.ISMAIL NRIC NO. A 2672621 LOT 1374 G2,JALAN PANCASILA, 81400,SALENG KULAIJAYA, JOHOR DARUL TAKZIM.
LICENSEE :-
MOHD JAIRI B.IBBAH NRIC NO.800126-12-5809 NO 163-D-2 BLOCK D SRI PUTRA APARTMENT JALAN MERANTI, BANDAR PUTRA, 81000 KULAIJAYA,JOHOR.
WHEREAS the licensor is the registered owner of the :Lot 1374 G2,Jalan Pancasila, 81400,Saleng Kulai Jaya, Johor Darul Takzim. (hereinafter referred to as “ the land ”) AND WHEREAS the licensor has agreed to let and the licensee has agreed to take the Said land which mesuring and area of ½ acres or theare about EXCLUDING the said factory. ( here in after referred toas “ the said land “) for the term at the rent and upon The therms and condition here in after mentioned. NOW THIS AGREEMENT WITNESSETH as follow :38. TERM :Three (3) years Commencing from 01-05-2009 and expiring on 31-04-2012 41. MONTHLY RENTAL of Ringgit Malaysia Three hundred (RM350,00) only payable in advance within 7 day of each and succeding month commencing from 01-05-2009. -1-
The licensee shall pay to the licensor a sum of Ringgit Malaysia ( RM 750,00 ) only as deposit upon the execution hereof ( the receipt whereof the licensee hereby acknowledges)and such sum of deposi tshall be refunded to the licensee at the expiration of the tenancy hereby created free from interest and up on the licensee vacating the said land.Shoula the licensee terminates the tenancy before the expiring date OR if any agreement herein expressed and on the part of the licensee to be performed or observed shall not be performed and absorved, the said deposit shall not treaded as monthly rentals and shall be treated as security for the due perfomance and abservance of the terms and condition hereincontained by the licensee.
OVIDED ALWAYS AND IT IS HEREBY EXPRESSLY AGREED as follows :The licensee shall be intitled to use the land or any part thereof for the lawful culti vation that is vegetables only (hereinafter referred to as “the said use”). During the currency of the licensee herby granted,the licensee shall look after the land and maintain the same in good husbandry manner including all the weeding and cleaning works and the costs incurred thereby shall be borne by the Licensee. While having the said use of the land for the lawful cultivation,the licensee shall not permit act or things to be done pr caused to be done with injurious consequence to the occupier or tenant of the neighboring and shall indemnify and keep the licensor idemnified against any claims, action or proceeding arising out of the land for the said use of the land for the said lawful cultivation only. The licensee shall not permit any body or person to enter the land without the consent in writing of the licensor. The licensee is required to ensure that all his workers working at the land shall carry the valid work permit.if the licensee employany illegal foreign workers which without have the valid work permit,the licensee shall be held personaly liable for the said offence at his own expenses and shall keep the licensor indemnified at all time. The licensee workers working on the land shall be protected under workmen compen sation however,the licensee is required to take up other insurance policie to cover risk, which are not covered in the exisiting polices at the licensee own costs and expenses.

Subject to the provision of this agreement the licensee paying the said monthly rental hereby reserved and observing and performing the covenants and stipulation herein on this part contained shall peaceably hold and enjoy the land upon the terms and conditions provided herein without interruption by the licensor or any person rightfully claiming through under on in trust for him for the whole term of Three (3) years. This agreement shall be deemed terminated on the occurrence of natural disastes, commotion, war and by force majuere, declaration of emergancy or the compulsory acquisition of the land by the goverment and in such an event both the parties shall not liable to pay any compensation whstsoever to the other party except the licensor shall refund to the licensee the said deposit (RM 750,00) only herein mentioned on the above after deducting all arrears of rent then accured.
. The licensee is not allowed to underlet or assign or sublet or part with the possesion of the said land or any part thereof without the licensor consent in writing.
. The licensee shall do clean the said land at the expirition or sooner determination of the agreement at his own cost and expenses.
. If the said rent or any part thereof shall be unpaid for Three (3) month after becoming payable (whether the same shall have been formally demanded or not) or if any agreement herein expressed and on the part of the Licensee to be performed or observed shall not be performed or observed or if the licensee shall enter into any composition with its creditors or suffer anydistress or execution to be levied on its goods or enter into liquidation then in any of the said cases it shall be lawful for the licensor at any time there after to re-enter upon the said land or any part thereof in the name of the whole, and there upon this tenency shall absolutely determine but without prejudice to the right of action of the licensor in respect of any breach of the licensee agreement aforesaid.
. Upon the expirationof the tenancy hereby created the licensor shall extend the tenancy for a futher period of Three (3) years commencing from 1-04-2012 and terminating on 30-03-2015upon the same terms and condition as are herein contained but upon new rental to be agreed upon by the licensor and the licensee in accordance with then the prevailin market rate but withuot this covernant for renewal.

WHEREVER the context so admits the expression “the Licensor“ and “ the Licensee“ Shall mean to include their respective heirs, administrators,executors and assign.
