MASS HOUSING AT KHARGHAR, NAVI MUMBAI INTRODUCTION Recently, CIDCO has announced a mass housing scheme at sector-36 in Kharghar, Navi Mumbai. With a plot area of 20.0 Acres, a total population of 3200 in number with a proposal for approximately 650 tenements is being planned is being proposed. The entire mass housing scheme shall include adequate standard and comfortable living with all required amenities and self sufficient facilities. DESIGN CRITERIA Efficiency in design Aesthetics Sustainability Accessibility / Circulation Regulations and codes Responsive to environment and climate
SITE DESCRIPTION The site is located in Kharghar – the developing node of Navi Mumbai. The area of site shall be approx. 20,000sq.m. The access road will be 35.0m wide in south west direction.
DESIGN REQUIREMENTS Site shall comprise of the following percentage of development –
(A) Residential area : 63 % (B) Open recreational areas : 20% (C) Road network : 10% (D) Amenities : 7% Total : 100 %
A) Residential planning shall be classified as follows :
Low Income group (L.I.G) Middle Income group (M.I.G-I) Middle Income Group (M.I.G-II) High Income Group (H.I.G ) Row Houses (R.H. –I) Row Houses (R.H.- II) Bungalows (BN-I) Bungalows (BN –II) Total
LIG type shall consist G+ 2 storey structures : Living, Kitchen and toilet block Unit Area : 25.0 sq.m No. of buildings : 20 M.I.G –I type shall consist (G+3) storey buildings : 1 BHK Unit Area : 50.0 sq.m No. of buildings : 4 M.I.G. – II type shall consist (G+3) storey buildings : 2 BHK Unit Area : 60.0 sq.m No. of buildings : 5 H.I.G type shall include (Stilt + 7 storey) buildings : 3 BHK
R H –II type shall be a (G+1) storey structure Unit Area : 100.0 sq.m No. of Row Houses : 29 BN –I type shall be restricted to (G+ 2) storey structure Unit Area : 150 sq.m No. of Bungalows : 16 BN –II type shall consist of (G+ 2 storey) structure Unit Area : 200 sq.m No. of Bungalows : 12
B) Open Recreational areas shall include open parks, play areas and other recreational spaces. C) Road network shall include appropriate road widths for primary and secondary roads with footpaths. Adequate car parking to be accommodated compromising a ratio of 1 car for each tenement.
