LIVE AND LEASE AGREEMENT
This agreement of Rental Lease entered into at Chennai on this 1st day of September 2014, between:
Mr. KANNAN RAJAPPA, Son of Mr.RAJAPPA, residing at No.5/14, Gandhi nagar, Guvudampalayam,
Coimbatore – 641030, hereinafter called the Leassor (Which term whenever mentioned shall include their heirs, executors, administrators, legal representatives and assigns) AND Mrs.K.THENMOZHI , wife of Mr.R.V.KRISHNAMOORTHY , residing at No.21-b, murugesan nagar,
neelangarai link road, thoraipakkam, Chennai – 600097, hereinafter called the Lessee (Which term whenever mentioned shall include their heirs, executors, administrators, legal representatives and assigns)
The Lessor is the absolute owner of No.24, Br ownstone Apartment, B-Block S2, Murugesan nagar, Neelangarai link road, Thuraipakkam, Chennai – 600097, more clearly mentioned in the schedule hereunder and has willingly accepted to let out the same on lease to the Lessee and the lessee have readily accepted to take it on lease as per terms and conditions below mentioned. NOW THIS AGREEMENT OF LEASE WITNESSETH AS UNDER :
The Lessor being the absolute owner of the schedule house have clear title to it and are prepared to let out the same to the lessee to occupy it only for residential purposes to which the lessee agree. st
It is mutually agreed upon that this lease shall commence from 1 September 2014 and shall be for a period of 11 months only. This lease may be renowned mutually after the expiry of the above said period of 11 months in writing by a fresh Lease Agreement. It is mutually agreed upon that the monthly lease rent shall be a sum of Rs.22,000/ - (Rupees Twenty th
Two Thousand only)and same shall be paid by the Lessee to the Le ssor on or before the 1 5 of every succeeding month. It is mutually agreed upon that the monthly Lease rental shall be deposited by the Lessee directly into Lessor’s bank account.
It is mutually agreed upon that the Lessee shall pay a sum of Rs.60,000/- ( Rupees Sixty Thousand) And that the same shall be paid by the lessee to the Lessor before occupying the schedule mentioned House on Rent. It is mutually agreed upon by both the Lessee shall not adjust any monthly rent due towards the schedule mentioned house out of the aforesaid rental deposit and shall only be paid back by the Lessor to the Lessee at the time of their handling back possession of the schedule mentioned house. It is mutually agreed upon that this lease can be terminated by either of the parties namely Lessor and Lessee by giving one month notice in writing. It is mutually agreed upon that wherever the context so means house means the living space more clearly mentioned in the schedule below and included the covered car park area which shall from part & parcel of the house. It is mutually agreed upon that the Lessee shall use the car park area only for parking their vehicles and shall not use the same for any other purpose or parking outside vehicles. It is mutually agreed upon that the lessee shall not keep the house closed continuously for more than one month without written notice to t he Lessor. It is mutually agreed upon that Lessor or their authorized representatives shall have the right to enter into the schedule mentioned house during the tenure of this lease to inspect the house and same shall be done by intimating the Lessee in advance.
It is mutually agreed upon that on L essee adhering to the aforesaid conditions as mutually agreed upon the Lessor shall allow the lessee to peacefully and quietly enjoy the schedule mentioned house without any obstruction whatsoever on part of the Le ssor. It is mutually agreed upon that on t he lease shall take due care to keep the schedule mentioned house in good tenantable condition and handover vacant possession of the same at the time of vacating with all fixtures, fittings, etc., (more clearly me ntioned in the schedule below) subject to normal wear and tear. It is mutually agreed upon that on t he lease shall not provide with separate meter for their electricity consumption and the same will be paid by the lessee within the stipulated time. It is futher agre ed upon that any additional deposits due to TAMILNADU ELECTRICITY BOARD as demanded by t hem from tome to time shall be paid only by the L essor. It is mutually agreed upon that the corporation tax, water tax, due for the schedule mentioned house shall be paid only by the Lessor and periodical water charges due shall be paid by the Lessee . It is mutually agreed upon that the Lessee shall abide by the rules and regulations governing the Association to be constituted with respect to the existing house in the Avenue. It is mutually agreed upon that the Lessee shall not make any alterations/additions to the schedule mentioned house without prior notice to the Lessor. It is mutually agreed upon that the Lessee shall not carry out any repairs to the schedule mentioned house without prior notice to the Lessor.
