1. SCHEMATIC DESIGN PHASE

Consult with the Owner to ascertain (determine) the requirements requirements of the project project and confirms such suc h requirements requirements with him.

Prepares schematic design studies Prepares st udies leading to a recommended solution including a general description of the project project for approval by the Owner. Owner.

Submits to the Owner a Statement of Probable Pr obable Project Construction Cost based on current current cost cost parameters.
2. Design Development Phase

Prepares plans, elevations and other drawings, and outline specifications; Fix and illustrate the size and character of the project (material, structure, mechanical, electrical, etc.)

Submits to the Owner a further Statement of Probable Project Construction Cost.
3. Contract Document Phase

Prepares complete construction drawings (detailed architectural, structural, electrical, plumbing/sanitary, mechanical and other service-connected equipment)
b.
Prepares specifications (type of quality of materials, finish, manner of construction and general conditions)
c.
Furnishes 5 complete sets of contract documents for bidding
d.
Informs owner of adjustments in costs
e.
Assists owner in filing the required documents to secure government approvals

Prepares form for contract letting, documents for bidding and for construction Assists Owner in obtaining proposals from contractors Decides on claims of owner and contractor Periodically visits the project site to monitor general progress Issues Certificates of Payments (based on his observations and the Contractor’s Applications for Payment
