PARTICULARS GENERAL REQUIREMENTS 1. Mobilization/Demobilization

SPECIFICATIONS Moving in of the necessary manpower, tools equipment at site for the start of construction & thereafter moving out of all these upon completion of the project.

2. Site Clearing

Clearing of the site from all unnecessary plants, garbage and other things that may hamper in the construction.

3. Staking & Layout

Construction of batter boards to establish the buildings line & grade.

4. Temporary Facilities

Construction of temporary fence enclosing the site, bunkhouse and toilet for all stayin workers, filed office for all concerned project personnel, bodega for storage of materials and provision of electrical & water connections all of which to be dismantled and removed from the site upon completion of the project.

EARTHWORKS 1. Excavation

All column footings & wall footings shall be excavated to the desired depth and all such structures shall in no case rest on fill.

2. Backfilling & Construction

Excavated soil shall be backfilled with thorough compaction upon concreting of footings and other sub- grade structures.

3. Earthfilling & Compaction

All area with elevated floor lines shall be filled with selected borrow fill materials and shall be thoroughly compacted layer by layer.

4. Gravel Filling & Compaction

Provision of 0.05 meter thick (min) gravel bedding with compaction as base for all footings & slab on fill.

5. Soil Treatment

Application of chlordance or equivalent soil poisoning material properly diluted with water poured into the ground surfaces here footings and slab on fill shall rest.

CONCRETE WORKS 1. Concrete

20.685 MPa (3000 psi) concrete strength at 28 days using jobstite mixed concrete for all footings, columns, beams, stair and suspended slab and 17.24 MPa (2500 psi) concrete strength for slab on fill.

2. Steel Reinforcing Bars

275.8 MPa (44000 psi) tensile yield strength of deformed bars for 12 mmØ and above and 227.5 MPa (33000 psi) for 10 mmØ and below.

3. Formworks & Scaffoldings

Using 12mm thick form plywood applied with form oil at side in contact with concrete and for frame & scaffoldings using a combination of good lumber and coco lumber.

Using 150 mm thick non-load bearing CHB with 10 mmØ vertical &horizontal rebars at 0.60 m.o.c. Using 100 mm thick non-load bearing CHB with 10 mmØ vertical &horizontal rebars at 0.60 m.o.c. 12 mm thick (min.) to w5 mm thick plain cement plaster finish.

4. Toilet & Bath Wall

Using 200 mm x 300 mm imported glazed wall tiles up to the ceiling line with a single line accent samples of which were approved by the owner.

5. Exterior Window Casting

Using pre- cast moulding along lower edge and cast in place moulding along upper and vertical edges.

6. Baseboard

Using from 25 mm x 100 mm Tanguile, kiln dried along all corners of wall & flooring except T & B.

FLOOR & FLOOR FINISHES 1. Balcony, Foyer, Living, Dining and Kitchen

Using 300 mm x 300 mm floor tiles for exterior sample of which was approved the owner.

2. Bedrooms

Plain cement finish.

3. Toilet& Bath

Using 200 mm x 200 mm floor tiles whose shade shall match the walls’ as verbally agreed with the owner.

4. Second Floor

30 mm to 400 mm thick concrete topping with plain cement finish.

CEILING & CEILING FINISHES 1. Living and Dining, Kitchen & All Bedrooms

Using 12 mm thick Gypsum board on metal framing.

2. Balcony & Eaves

Using 12 mm thick Fibercement board on metal framing.

3. Ceiling Cornice

Using from 25 mm x 75 mm wooden cornice at T & B area and from 25 mm x 100 mm at all other areas.

STRUCTURAL STEEL ROOF

Using open web angular steel trusses as

FRAMING

main frame anchored on 10 mm thick base plate with 16 mmØ anchor bolts, Ga. 16 mm x 50 mm x 100 mm cee purling with 12 mm Ø sag rods all of wich conforming to ASTM- A36.

Using Ga. 26 stile roof profile, Ga 26 ridge cap and Spanish gutter.

using from 50 mm x 150 mm Narra door jamb and solid Narra panel door with carving design.

2. Bedrooms Door

Molded panel with rectangular shaped designs on 50 mm x 150 mm Tanguile floor jamb, kiln dried.

3. T & B Doors

Using PVC hollow core flush door and jamb.

4. Exit Door at Kitchen

Using Tanguile panel door.

5. Windows at Living, Dining, Bedrooms, T & B and Kitchen

French type window frame using Z- bar, Ibar and T- bar with 4.5 mm thick clear glass.

MISCELANEOUS HARDWARE 1. Door Hinges

Using 75 mm x 75 mm brass plated, loose pin, butterfly hinges or equivalent.

2. Main Door Lockset

Using Schlage with double lock made in US or equivalent.

3. Bedroom Locksets

Using Schlage orbit type.

4. Barrel Bolt

Ordinary barrel bolt to be used for doors @ water closet enclosure.

5. Flush Bolt

Shall be used at upper and lower corners of sliding door.

OTHER FINISHING WORKS 1. Main Kitchen Counter

Concrete granite countertop and 100 mm splashboard over which shall be 200 mm x 200 mm glazed tiles up to the bottom of overhead cabinet.

2. Dirty Kitchen Counter

Concrete with 200 mm x 200 mm tile finish including the splashboard.

3. Kitchen Base Cabinet

Using solid wood with design for doors and for the other parts using moistureresistant melamine laminated boards.

4. Kitchens Overhead Cabinet

Same as base cabinet

5. Pantry Cabinet

Using melamine laminated boards as shown and approved by the Owner.

6. Stair’s Steps Finish

Using 50 mm x 300 mm solid Tanguile.

7. Stair’s Risers Finish

Using 12 mm thick plywood.

8. Stair’s Railing and Handrail

Using from 75 mm x 100 mm Tanguile kiln dried Handrail and from 50 mm x 50 mm baluster railing.

WATERROOFING WORKS 1. T & B

PLUMBING WORKS 1. Plumbing Works

Using PVC pipes and fittings, Netlex or equivalent, Sch. 40, S- 6000 for sanitary & vent lines and PPR pipes & fittings.

2. Plumbing Fixtures

Using Kohler brand for water closets, bath tub and lavatory fixtures. Single and double bowl kitchen sink shall be stainless of imported brand including their goose neck faucets and other accessories.

3. Downspout

Using 75 mmØ PVC pipes and fittings, Netlex or equivalent, Sch. 40, S- 1000.

4. Drainage Line

Using 150 mmØ and up non- reinforced concrete pipes with mortar jointing.

5. Catch Basins

0.40 m x 0.60 m deep CHB catch basins with concrete base and cover.

ELECTRICAL WORKS 1. Electrical Conduits

Using three (3) coats of Weathercoat by brush applications.

Construction of 1.50 m wide by 2.50 m long by 1.50 m deep two- chambered septic tank using 150 mm thick non- load bearing CHB with vertical & horizontal rebar and with reinforced concrete base and cover

Using PVC pipes & fittings by Netlex or equivalent.

2. Utility Boxes, Junction Boxes

Using Ga. 16; G.I., deep type.

3. Wiring Devices

Using National brand or equivalent.

4. Wires and Cables

Using stranded wire, Phelps Dodge or equivalent.

5. Panel Boards and Circuit Breakers

Using brand manufactured by duly accredited supplier and in accordance with the electrical code of the Philippines.

6. Lighting Fixtures

Using fluorescent bulbs and pinlights by G.E. or equivalent.

PAINTING WORKS 1. Concrete Wall and Ceiling

2. Wooden Ceiling

Using gloss latex by roller application, Boysen brand. Using flat wall enamel by roller

application, Boysen brand. 3. Doors and Jambs Except Main Door

All painted with enamel by Boysen brand.

4. Main Door & Jamb

Natural Varnish, Boysen brand or equivalent.

5. Steel Railings, Window and Grilles and Sliding Doors

Enamel paint by brush application, Boysen brand.

6. Baseboard, Cornice Casting, Stair Handrail and Balluster

All varnish with same color/shade to match the laminated flooring.
