Read Carefully Before Signing Stan Croenne doing business as Comprehensive Home Inspections (hereafter referenced as CHI) and Client agree to have CHI conduct a property inspection on _________ for the purpose of informing the Client of the condition of the property on the date of the inspection. The inspection and the report are to be performed and prepared for the confidential and exclusive use and possession of the Client. The written report will include comments based on observations of the visible and accessible parts of the following only:
Structural Components and Basement Electrical, plumbing, domestic water heating, heating and air conditioning. Air conditioning units are not tested when the outside temperature is below 60 degrees for a period of 24 hours prior to the inspection, per manufacturer’s recommendations. Condition and general age of major systems General exterior, including roof, gutters, chimney, major drive and walkways, drainage and grading General interior, including ceilings, walls, floors, windows, doors and stairs. Attic, ventilation and insulation (if readily and safely accessible) Kitchen and major appliances
Client acknowledges receiving a copy of the NACHI standards of practice along with the PreInspection agreement. The client is encouraged to be present at the time of the inspection or toward the end of the inspection for review and assumes the risk of personal injury or damages in the event that an accident occurs during the inspection. In the event that the Client elects not to be present during the inspection, the Client assumes the responsibility for any incomplete information or misunderstanding arising there from.
Distribution of the Report By initialing here (_________) Client authorizes me to distribute a copy of the Inspection report to the Clients real estate agent. This report is intended only as a general guide to help the Client make his own evaluation of the overall condition of the home, and is not intended to reflect the value of the premises, nor make any representation as to the advisability of purchase. The report expresses the personal opinions of the inspector, based upon his visual impressions of the condition that existed at the time of the inspection only. The inspection and the report are not intended to be technically exhaustive, or to imply that every component was inspected, or that every possible defect was discovered. No disassembly of equipment, opening of walls, moving of furniture, appliances or stored items, or excavation of sewer or electric lines was performed. All components, and conditions which by the nature of their location are concealed, camouflaged or difficult to inspect, are excluded from the report. Gas and water line valves are not turned during the inspection. Systems and conditions which are not within the scope of the building inspection include, but are not limited to: formaldehyde, lead paint, asbestos, toxic or flammable materials, mold fungi and other environmental hazards; pest infestation, playground equipment, efficiency measurement of insulation of heating and cooling equipment, internal or underground drainage or plumbing, and systems which are shut down or otherwise secured; water to wells (water quality or quantity); zoning ordinances; intercoms; security systems; pools; heat sensors; cosmetic or building code conformity. Any general comments about these systems and conditions are informational only and do not represent an inspection. The way to determine whether a roof or foundation is absolutely watertight is to observe it during a prolonged rainfall. This situation does not exist during an inspection. The inspector cannot and does
not offer an opinion or warranty as to whether the roof or foundation leaks or may leak in the future.

The inspection report should not be construed as a compliance inspection of any governmental or nongovernmental codes or regulations. The report is not intended to be a warranty or guarantee of the present or future adequacy or performance of the structure, its systems, or their component parts. This report does not constitute any express or implied warranty or merchantability or fitness for use regarding the condition of the property and it should not be relied upon as such. Any opinions expressed regarding adequacy, capacity, or expected life of components are general estimates based on information about similar components and occasional wide variations are to be expected between such estimates and actual experience.
Limit of Liability If you or any third party claim CHI is liable for negligently making the inspection and/or preparing the Inspection Report, or if for any other reason, you claim I have not fully satisfied all of my obligations under this Agreement, my liability to you is limited to the fee paid for my Inspection services and you release me from any additional liability. You agree to indemnify, defend, and hold me harmless if any third party brings a claim against me relating to my inspection or the Inspection Report.
I certify that I have no interest, present or contemplated, in this property or its improvement and no involvement with trades people or benefit derived from any sales or improvements. To the best of my knowledge and belief, all statements and information in this report are true and correct. Client understands and agrees that any claim arising out of or related to any act or omission of CHI in connection with the inspection of the residential structure, as limited herein, shall be made in writing and reported to CHI within ten (10) business days of discovery. Client further agrees to allow CHI to reinspect the claimed discrepancy. Client understands and agrees that any failure to notify CHI as stated above shall constitute a waiver of any and all claims Client may have against CHI. If the Client and CHI are unable to resolve the claim, it will then be decided by arbitration and shall be submitted for binding, non-appealable arbitration under the rules and procedures of the Expedited Arbitration of Home Inspection Disputes of Construction Arbitration Services Inc. Client agrees not to disturb or repair or have repaired anything which may constitute evidence relating to the complaint, except in the case of an emergency. The written report to be prepared by CHI shall be considered the final and exclusive findings of CHI of the structure. Client understands and agrees they will not rely on any oral statements made by the inspector prior to the assurance of the written report. Client further understands and agrees CHI reserves the right to modify the inspection report for a period of time that shall not exceed forty-eight (48) hours
The Company’s owner Stan Croenne is licensed with the State of Illinois. All home inspections are performed in accordance with the Standards of Practice set forth by the Office of Banks and Real Estate (OBRE) and the Code of Ethics and Standards of Practice of the National Association of Certified Home Inspectors (NACHI.) Stan Croenne is a member in good standing. Acceptance and understanding of this Agreement are hereby acknowledged.
Please make sure all utilities are on at the time of the inspection. Payment is due at the time the report is delivered. The report is delivered 24 hours after the inspection is completed.
