Early in the digital revolution, there was widespread concern that inventive collaborators would become more isolated from each other, relying exclusively on virtual means of communication rather than face-toface interactions as they went about making the world of the future. Cities across the country are discovering that the opposite is true. The young, connected workers who are pushing today’s technologies forward have voted overwhelmingly with their feet, adopting, transforming or creating urban environments that can provide them with the qualities they crave. Among these are density—close-knit, walkable, neighborhoodscaled communities that encourage accidental discovery and catalytic chance encounters. Variety—a mix of uses that supports a lifestyle without the traditional boundaries between work and play. And most of all, connectedness—not in the technological sense alone, but also in the human one. Innovation today requires the very thing that cities, at their best, have always provided: creative proximity. The Miami Innovation District (MID) is conceived with those goals in mind.

The Commons: Connected 1
The Commons is the one- or two-story portion of the building at the street level that interfaces with the public realm and defines the pedestrian experience of the building. Unique material, detail, texture, and scale should distinguish the Commons and respond to character of varied pedestrian environments.
The Campus: Productive 2

The Campus is the portion of the building above the Commons levels at the street and below the Horizon and Terrace levels above. It is characterized by large, flexible office environments. The Campus levels are vital to defining a strong streetwall, establishing the rhythm and scale of the block and transitioning the bulk of the podium to the towers above.
The Horizon: Elevating
The Horizon Level is conceived as open-air, mixed-use, programmed space at the podium roof level to promote connectivity between the Campus and individual towers of the Terrace above.
The Innovation Cloud: Catalytic 4
The Innovation Cloud is an enclosed inhabitable, mixed-use space characterized by a frequency of collaborative and interactive environments promoting opportunities for exchange of ideas. Spanning the separate blocks of the Campus and weaving among the towers of the Terrace above, the Cloud will provide an interconnective thread for the district that will become a signature iconic moment for the project.
The Terrace: Concentrated 5

The Terrace is the portion of the building which continues above Campus and Horizon levels. Towers within the Terrace should represent the density and vibrancy of the urban condition, responding to one another yet retaining distinctive profiles and expression appropriate to their intended use.

The individual towers of the plan are linked by “the cloud,” a feature that provides an outdoor campus in the sky while serving to connect the entire complex.
