VALENZUELA, of legal age, Filipino citizen, married and with residence at Virac, Catanduanes, after having been sworn in accordance with law, hereby depose and say: That I am the sole and only surviving legal heir of the late MARIA MYLA P. VALENZUELA who died two years ago at Quezon City, Metro Manila leaving without any will or debt that has not been settled up to the present; That the said deceased at the time of her death left a parcel of residential land situated at Danicop, Virac, Catanduanes which is more particularly described to wit; “A parcel of residential land situated at Danicop, Virac, Catanduanes designated as Lot No. 10626-E-3 part containing an area of One Hundred Fifty (150) square meters bounded on the North by road right of way: on the East by Lot No. 10626-E-4: on the South by Lot No. 10626-D: and on the West by Lot No. 10626-E, part covered by ARP No. 2013-11-0011-00632 declared in the name of Valenzuela, Ma. Myla P. with an assessed value of P 15, 760.00” That pursuant to Sec. 1 Rule 74 of the Revised Rules of Court of the Philippines, I hereby Adjudicate unto myself the above described parcel of land without judicial proceedings as prescribed by the aforementioned Rules of Court. That for and in consideration of the sum of ONE HUNDRED THOUSAND PESOS (P100,000.00), Philippine currency, in hand paid by SPOUSES: ISIDRO B. BEO and CELESTE C. BEO both of legal age, Filipino and residents of Manambrag, San Andres, Catanduanes, receipt of which sum is hereby acknowledged to my great satisfaction, do hereby these presents SELL, CEDE, TRANSFER and CONVEY absolutely unto the said Spouses Isidro B. Beo and Celeste C. Beo, their heirs, successors and assigns said parcel of land above described.
